Gulf coast Brats, tell us about Carrabelle

Wife and I are researching possible future home locations and a quick look had us finding good real estate prices in Carrabelle. We liked the little downtown area and the riverfront with easy Gulf access. So, what's the catch?
Any big downsides? Is the area prone to flooding? Anything good to share?
Just looking for local info.
 
It is a very small town, which was a fishing community, trying to be "up scale". We like Apalachicola far better. When I was last there, they were putting pre-fab modular units one on top of another, to make some type of a condo....

Check out what is available in grocery stores, personal services, general merchandise stores, hospitals,---and see if not only meets your needs now, but how it will in 20 years?
 
We havent been there. How about Charlotte Harbor? Close to the Gulf, Ft Meyers and Tampa.
Pt Charlotte, Punta Gorda, ICW, Pine Island

Punta Gorda has an expanding regional airport closer than Tampa and Ft Meyers. I fly from Indy to PGI often. 2 hr direct flight
 
We like Apalachicola better, too, and that is where we were looking but not liking what we were finding. We love the downtown and historic district but I'm not going to renovate anything at this point in my life and I can't afford someone else's recent renovation, and that pretty much covers that area. The outer residential areas are not so appealing, imo.
I'm wanting to spend less on a house and more on a boat!
 
Bill , I like what I am hearing on the real property to boat expense out lay ratios . But to be fair , quality of life is a combination of both home life and boat life [maybe some other stuff as well, I dont know about any of that stuff...]. Ill offer to give you a tour of the county or at least point you in the right direction ,and help with a realistic view of Franklin County Fl. living . Perhaps introduce you to a few "newcomers" that came here for the same reasons.
No comparison to SW Fla. Less crime . traffic. stress , etc......
This is the last bastion of "Real Florida" with no Walmart ,ambulance chasing lawyers , almost no crime , and we still have a few friendly locals !
You need to find a good realtor or spend a bit more time here .
BTW I live in Apalachicola and I approve this message .

The online stats say that property values in Carrabelle have declined by one third in the last year! That was why I was asking "what's the catch"? I was wondering if some bad event had caused a drastic downturn.
 
No bad events that I know of , Carrabelle is just "redneckier" than Apalach. Mobile homes in town, RV parks, no really nice restaurants per se , almost no medical facilities . Some folks love it . A drinking village with a fishing problem.
Eastpoint is the middle of the county and close to apalach , St George Is. and Carrabelle . It also in the " redneckier" category , but again no place has what Apalachicola has .

Great topic, I lived in Bradenton/Sarasota in the late 60's for a bit over a year. My issues? Colder in the winter than I thought it would be and way too hot and humid in the summers. Nice shoulder seasons. Marc is a great resource and kind to chime in with an offer of help. We moved a year ago to Boulder City, Nevada, five minutes from Lake Mead launch ramps. What appeals to us after a year+??
Quiet conservative town with low crime rates
Reasonable local shopping and major metro 20 minutes away
Very limited growth ordinances but that is under pressure
Wonderful neighbors - seems to be the rule not the exception here
The message? Rent for a year and give a new town a try, we spent a year visiting but we should have just rented and given it a good more on the full time side trial.

Boulder City is a very nice little town. Only problem (for me) is that it is way too hot about 9 months out of the year.
