hope all is trending well in and around the nashville area. my son has been giving me reports as to how things are looking, from his advantage point. he lives in a high rise building, downtown, nashville.
equally hope, when the water settles, the damage left behind is minimal.
it is my opinion regarding home owners insurance, any damage caused by flooding, as well as streaming, subsurface water, water gaining access to a basement thru cracks in the foundation, window wells, under garage doors and the like, is excluded from coverage. policies do cover some forms of water damage, for example, if wind caused a window to break which allowed rain to damage drywall, the damage to both window and drywall would be covered, high winds cause damage to roof shingles which in turn allows water to drain into roof area causing damage to ceiling drywall, covered, no problems, water pipe burst causing much damage to interior of house, covered.
sewer and drain back up coverage can be endorsed to a home owners policy, but provides limited coverage, ($5k to 10k) for damage caused by water backing up from a sewer, drain, or sumpwell. if water backs up from a drain and at the same time ground water streams into the basement from a crack , window well or other means, it has been my experience, none of the damage caused by water would be covered.
generally speaking, flood policies are available but only if your township, village, city, participates in the national flood program. they are individual policies and are not link to any home owners policy.
so, much money will be lost, that is the risk when living in and around flood proned areas.
